Chapter One
Tumblr media Tumblr media
When you make it to Lebanon you didn't expect to have neighbors, let alone for your neighbor to be the most gorgeous man you've ever laid your eyes on.
(Also before anyone worries Ben and Hayley = Charlie and Dean)
The silence that had fallen in the car would've been near deafening had it not been for the radio keeping you company. Miles flew by and despite knowing you should probably stop you also knew you only had a few more miles and you could make it to Lebanon, where Simon had already rented you a place. You could have a secure roof over the kids head and a form a plan for your next step.
You chanced a glance in the rear view mirror and nearly jumped out of your skin when Hayley met your gaze in the mirror. She grinned in the darkness of the backseat "The sun's coming up mom. You haven't gotten any sleep. Do you want me to drive a bit?" She hadn't long gotten her license and while she'd proven so far to be a safe driver given the circumstances you didn't want to chance it.
"I'll be ok. Once we hit Kansas we can grab some food. Simon said the house is already all set up so you can amuse Amelia and James while I catch a cat nap then we can explore Lebanon a bit and get a feel for what will be our home for the next year or so" she nodded and glanced from her left where James was fast asleep in his car seat to her right where Amelia was sleeping as well.
There was times you'd wake up and find her just sitting between the two of them as if she was keeping guard, even though you two slept with their beds between yours. It was like she was wanting to be the first line between her little siblings and danger. On one hand you were proud of her for helping with her like she did but on the other hand she was still just a teenager herself and christ everything she'd had dumped on her. The shit she'd seen and the secrets she carried, secrets to protect you.
"You can drive while we check out Lebanon and maybe we can even pick up some baking supplies for you" she brightened a bit at the prospect of baking and you felt your chest loosen just a bit. You hated this, you hated never staying in one place too long, never being able to trust anyone besides Simon and his wife Kiya. You hated your kids never knowing security. You hated that your sixteen year old knew what she knew and that your four year olds thought moving every few months was normal.
You let out a breath that was louder than you meant for it to be and felt Hayley bump your shoulder "Don't do that. You keep us moving to keep us safe. I get that. When they get old enough they'll get that too" you glanced in the mirror and gave her a greatful albeit tearful smile "You're a pretty decent kid, you know that?" She scrunched up her nose when she grinned before saying "Well lady you're the one who raised me"
Tumblr media
You double checked the paperwork Simon had sent you yet again. "Hayley this is the right address isn't it?" You passed it over to her since she'd joined you in the front seat after the twins had woke up, all of you had stopped for breakfast then gotten back on the road. She looked down at the stack of papers then back up at the house that you were currently parked in the driveway of. "Yes ma'am but dang this is out our normal pay grade isn't it?"
You nodded slowly. The house wasn't anything extraordinary but it was nice, a one story Victorian and in a decent neighborhood.  You shrugged "Lets check it out. Maybe they worked their magic and got it cheaper" she laughed "They're better than the Prue and Piper at this point"
-----------------
You turned the engine of the car off then climbed out. Hayley grabbed James out of his car seat and had him on her hip so you grabbed Amelia and motioned for her to follow you.
You followed the walkway up to the door while digging the key out of your pocket. Amelia pulled at your necklace, fiddling with the pendant and looking around at the squirrels chasing each other around the yard. Part of you expected the key to not work but when you slid it into the door it turned with no issue. You raised an eyebrow at Hayley then pushed the door in.
Tumblr media
"Dad!" Ben's voice echoed through the house and Dean stifled a groan as he walked down the stairs "If you're telling me you finished the coffee again kid I swear.."
Ben was standing at the kitchen window with a coffee cup in hand "No sir. There's plenty left but someone moved in next door"
That was news to Dean. That was one of Bobby's places and normally he'd run it by Dean before renting it just to make sure the tenants would be a nuisance or anything. "I wonder why your grandpa didn't tell anybody. Think he's getting forgetful in his old age?" Dean asked Ben with a smirk as he went about making his coffee to his own taste before joining his son at the window.
"We're looking like a few nosy old hags you know that right?" He scoffed and Ben shrugged then pointed "Someone's coming out" Dean watched as a woman walked out the house. She was wearing jeans, a old Scooby-Doo tshirt and had a flannel tied around her waist like she'd been wearing it then gotten hot as she'd started moving around, a haphazard looking braid kept her hair out of her face but even exhausted looking he had to admit she was beautiful.
Ben cut his eyes up at Dean "She's hot right?" "Benjamin" Dean warned and got a laugh as an answer "I don't mean for my age! I mean for your age dad! Shes hot for you right?" "Don't you have graduation practice in a couple hours?" Dean asked and Ben nodded, still watching the window as the woman balanced an armload of dufflebags to carry into the house "We should introduce ourselves to the neighbors. Grandpa Bobby would smack us for being rude"
"You need to get ready and so do I. If she's outside we'll introduce ourselves but she's visibly busy, so we're not intruding, understood?" "Yes sir" Ben answered with a smirk that was a mirror of Dean's own expression.
Tumblr media
You always joked you owed Simon and Kiya everything and it seemed as if they kept adding onto the list. Not only had they found you a nice place in a nice neighborhood at an extremely low price but it was furnished!
There was two twin beds, a queen bed and couch so everyone was covered. The working plan was to move the twin beds into the room with the queen beds and you could make a pallet on the floor so you could be in the room with the kids.
There was even a breakfast Nook with a small table and plates and cups that you had a feeling had come from Kiya. If you ever got out from under all this you owed them something huge.
-------------
You'd gotten all your clothing squared away and decided to go grocery shopping. You had Amelia on your hip and Hayley grabbed James. You'd just locked the door and was about to turn around when you heard Hayley say "Mom, um we got neighbors"
You turned around, one hand on your purse when you spotted two people walking towards you. One was a teenager, he was probably eighteen at best. Dark hair, barely there stubble and a bright smile.
The man that was close to your age was obviously his dad from looks alone and was unfairly good looking if you were being honest. Light brown hair and a thick stubble covering a sculpted jaw line that looked like the Greek gods themselves would be jealous over. He was a bit over six foot and when he got closer you realized he had green eyes that were a shade of damn near emerald.
You shifted Amelia a bit and spotted Hayley do the same to James out the corner of your eye. The man spoke first, clearing his throat "I don't want to intrude or anything ma'am but my son and I want to introduce ourselves since it seems we'll be neighbors" he offered his hand so you shook it with a small smile as he said "I'm Dean..Winchester and this is my son Ben" "Winchester, like the rifle?" You asked and he laughed "Yes ma'am. Like the rifle"
You cut your eyes at Hayley before saying "My names Y/N...Iverson" that was the last name Simon told you to use this time. "And this is my oldest Hayley and my twins James and Amelia" Dean smiled at each kid in turn "Nice to meet you all. Is it just you and the kids?" You nodded "Afraid so"
He smiled softly "Well it's just me and Ben so I understand, though three?" He let out a sharp whistle "You're stronger than me" he grinned then said "Well if you need anything we're right next door" you nodded "Nice meeting you"
He nodded to Hayley and Ben told you all it was nice meeting you before following his dad. Once they were out of ear shot Hayley cut her eyes at you and you shook your head "Do not" she cackled like a mad woman. She'd clocked you checking out Dean and while there was not a chance in hell you letting yourself even consider a man after the hell you'd been through it was nice to hear her laugh.
You shook your head "Lets go get food child" she grinned "Oh let's. Better get some water too" "Why water?" Amelia asked and you glared at Hayley playfully "So I can pour it over your sister's head. James laughed "I'll help"

4th Day of Christmas
Gingerbread Houses
Summary/Prompt - “Everyone knows you’re not actually supposed to eat the gingerbread house. Those things are stale as hell.”
Pairing - Dean Winchester x Reader
Christmas Masterlist | Masterlist
You finally finished laying out all the supplies and ingredients on the kitchen table to make a gingerbread house. Part of you hopes you’ll have some company, but if not you’re more than content to play your Christmas carols and make it yourself. With Sam and Dean nowhere in sight you find your Christmas playlist on your phone and play it through your headphones, knowing they’d just complain anyway. You love the hunters but they lack a little Christmas spirit at times. Dean tries for you, he really does, but with his past and the life he leads he doesn’t really see the point in celebrating anymore. There’s always more important things on his mind. The last proper Christmas he celebrated was before he went to hell.
The three of you had been hunting what you thought was Krampus but really ended up being a Pagan anti-Santa that was killing people in Michigan. All the festivities got Dean in a festive mood, and with it being his supposed last Christmas topside he wanted to make the most of it. Sam was skeptical at first, but you finally convinced him to do it for his brother. It was a quiet affair: a tiny twiggy tree with cheap lights, cheap eggnog, some last minute gifts from the Gas N Sip, and the game on TV in an old motel room. But all of that is what made it perfect; it was a clear representation of your lives and most importantly it made Dean happy.
With Dean now back and you two agreeing to stop wasting time silently crushing on each other and actually give dating a chance, you wanted to feel and give him some of that Christmas cheer again. That’s how you ended up at the store buying all the ingredients for gingerbread as well as heaps of icing and lollies for decorating.
You lay down the biggest of the freshly cooked and cooled gingerbread cookies you made on a tray. Then you pipe some icing in a square near the edges to stand the four walls. Once all four walls are carefully balanced and iced in place you add more icing to the top of each cookie to add the roof panels. Then it’s time to decorate. Just as you’re looking at it trying to decide how you want it to look, a pair of arms wrap around you from behind and a kiss is placed on the top of your head.
“That looks great, Sweetheart.”’
“Wanna help me decorate it?”
“I’d love to, but uh, Sam found a case just a few hours over. Hopefully it’ll be a simple salt and burn and we’ll be back for dinner. I’ll let you know either way.”
“You want me to come? I can be ready in ten.”
“No, it’s okay. We can handle it. You enjoy your free time. Make sure you call me if anything goes wrong.”
“I should be the one saying that to you. I’ll be safe here in the Bunker.”
“I’ll call you when we get into town and then let you know what we find. I’ll see you later, hopefully.”
“I love you, Dean. Be safe!”
“Yeah, love you too Y/N.”
He kisses you on the lips before walking down the hall. You say a silent prayer to your angel friend to keep Dean and Sam safe. Then you return to the task at hand. You pipe decorative shapes of icing over the cookie house and then strategically place the rainbow candies in the icing. Once you're happy with your design you place it in the fridge to cool and set. Then you start to pull out some other decorations you picked up and place them around the bunker for a more festive feel.
─── ⋆⋅☆⋅⋆ ───
A few days later the boys finally return from their hunt. What was meant to be a simple salt and burn ended up being a lot more complicated when they found out the body was already cremated, leaving them to track down other family members who had taken some of the possessions after the funeral.
They’re both surprised as they walk into the war room. They take in the tinsel lining the tables, the decorated fir tree sitting atop one of them and your gingerbread house and carefully wrapped presents sitting under it. Dean quickly comes over to you and wraps you in his arms, kissing you passionately.
“This looks wonderful, Sweetheart. This must’ve been a lot of work by yourself,” he says once he pulls back for air.
“You’re worth it. You both deserve to enjoy Christmas. You work so hard.”
“You do too. I wish I had’ve gotten you something.”
“Coming home safe is enough. You’re all I need.”
He looks over at your handiwork again, smiling. “So when can I try your creation here?”
“It’s a decoration! You can’t eat it!”
After a while you separate to let them unpack while you cook dinner and serve it on the tables under the tree.
─── ⋆⋅☆⋅⋆ ───
The three of you fall into rhythm just doing research and enjoying the decorations. They even let you play Christmas music sometimes. You love the more relaxed nature that it all brings, if only for a few days.
But one night as you’re all sitting there reading massive books Dean reaches over and snaps a piece of the cookie of the overhanging part of the gingerbread house. You cringe internally as you watch him place it in his mouth. The house had been sitting out on the table for days, you couldn’t begin to imagine how terribly stale and disgusting it would be by now.
He instantly spits it in the bin beside him and chases it with a long swig of beer. “No offense, Babe. But that is absolutely disgusting.”
“Everyone knows you’re not actually supposed to eat the gingerbread house. Those things are stale as hell.” You laugh.

Wyll x Dalia Date Night
(Dalia is a tiefling street urchin rogue.)
Tumblr media
Love comes at the strangest time with unexpected company. A rare few lazy days at camp, everyone is getting a well deserved rest. Wyll was getting ready to clean his sword when he spotted an unknown note near his tent. He grabs it and begins to read. It says the following:
"Hey Wyll We're close to Zhentil Keep. I wanted to ask if you wanted to come with me to a secret spot of mine. It's at a corner of the city where no one will bug us or try to rob us. If you're interested, let me know. Sincerely,
Dalia."
Wyll felt giddy at the request of his new tiefling companion Dalia. She lived in this city her while life, she knows the ins and outs of it. At this point, he trusts her now t show him the way. The exiled warlock knew he will have to be cautious. Zhentil Keep is a very corrupted city run by the Zhentarim a mercenary company and mercantile organization. The few months shown to him, despite her chaotic life of petty crime to keep her stomach full, she had a heart. A couple of hours later, Dalia and Karlach returned to camp then started unpacking bags of long-needed supplies for the journey.
Wyll walks to Dalia and coughs to get her attention. "Hello Dalia, I got your note."
Karlach smiles, she shows what's going on, Dalia nods to her, then the berserker leaves. Dalia was a little shy, she had never asked anyone out before. The tiefling thief hopes he's up for it. It's not much, but Dalia works hard to find the best time. Wyll was shy as well, but he felt like a child on a holiday morning.
"I accept your offer. When do you want to go?" This made Dalia happy, her blue eyes lightened up. "How long will we be camping?" Dalia asked. Wyll took a moment, then remembered the plan. "Everyone is still tired for a couple more days." Dalia liked the sound of that. "How about tomorrow evening, when the sun is still up but setting?" Wyll agrees, it was a deal, he won't deny sneaking around the city and the Zhentarim to Dalia's secret spot is scary. But with Dalia's street smarts and experience, they should be ok.
*Fast forward to the city, the next day.* Wyll and Dalia enter a hidden tunnel in the city. They managed to come into a old corner that looked like someone had stayed there for a bit. Alias, they continue to the shortcut Dalia used all the time before she got captured by the mind flayers. They find an old abandoned building at the edge of the city, and Dalia helps him climb up to the roof with bags on their backs. Once they hit their destination, Wyll looked at the sky and was in awe at the view. "This is beautiful Dalia."
The tiefling hums warmly in response and looks over the horizon. "The little light that still shines in this dark city." She looked over to Wyll. "Lets set up," Wyll and Dalia set up a little picnic and watched the sun set. The food was delicious. Wyll wondered where Dalia got the meals from. His curiosity and breaks the silence. "Where did you get this food?"
Dalia smiles with pride and eats her share. "My Ma and I cooked it. I went to see her and told her what was going on. She was frantic when I got captured. I discreetly told her about you. And she offered to help wih what I wanted to do for us." Wyll gave her a puzzled look. "Discreetly?" Dalia nods.
"To give you privacy, I figured you needed it. And...the last thing we need is anyone dangerous and influential here learning that the Wyll Ravengard is in Zhentill Keep." She had a good point. Wyll recalls his father talking about the corrupted figures here. The thought sent shivers down his spine. And the thought of the girl he liked protecting him made him blush. He shyly chuckles.
"Underneath that tough facade, you're truly a sweetheart." Dalia looked away flustered. "Don't tell my friends, they'll tease the nine hells out of me." Wyll laughs as they drink and eat. The sun setting at this angle is something, but to Wyll, it didn't compare to his new lover. He slowly sneaked a hand into hers. Dalia sees that and lets him hold her hand. A street urchin and the Blade of Frontiers makes the oddest of couples. But they wouldn't have it any other way.

(Pseudo) Diner Date
BJ/Jack
PREQUEL TO THE LAST FIC BC I FORGOT TO POST LOL
You were used to being up long before the sun rose.
Chores needing to be completed on your family's ranch before school started served for great preparation for your current life of supply runs on the company's dime, spending anywhere from a few minutes to a few hours putting in lumber orders for any bloodied boards or beams that needed to be replaced.
But you always liked to leave earlier if you could. You had a trucker diner you always enjoyed going to, taking the time to scarf down a plate of jalapeño scrambled eggs and almost over-seasoned home fries with your near endless coffee refills. Sometimes, you'd treat yourself to one of their giant waffles. A full stomach did make dealing with the other contractors waiting around much more tolerable.
You seated yourself into your favorite booth after saying your "G'mornin'" with an involuntary yawn. The burnt orange pleather, still only slightly warm from whomever sat last, with the glossy table inlayed with local advertisements of roofing repairs, movers, and landscaping professionals, only to be slightly textured from the stray grands of salt that somehow escaped the recent cleaning, digging into the skin of your forearms.
Your black coffee was served without question and with an almost familiar smile. You never were around long enough to have a fixed view of the server's faces, but the tones of their older voices were always so clear.
Opting to wait a moment before putting your order in, you sipped at your coffee, ears perking slightly as the door's hanging bell was jostled loudly by someone's entrance.
"Grab a seat wherever, hon, we'll be right wit'cha!" you knew that to be Colleen's voice.
And you knew that black and white jacket that walked in to be Dean's.
You both seemed surprised to see each other, you moreso at this hour with his noticeable lack of uniformed blues.
"Oh, fuck. Hey, B. Got you working today?" he asked, his tone low and a little tired. Sounded more like he woke up recently, rather than got off a shift.
"Mm-hmm. You ain't?" you asked into your cream colored mug, hiding the small grin that tugged your mouth as he slid into the booth in front of you.
"Nah. First day of PTO. Got a long ride ahead."
"Lucky fucker. Forgot you're usually gone 'round this time of year." you mused. He was usually long gone to god knows where before you even realized.
You earned a laugh from him. You hated how it made the tops of your ears burn.
He ordered his steak and eggs with water and black coffee, going on about trying to cut back on sugar amidst the chatter you two shared. He was vague about any questions you asked about his whole vacation.
"It's a sex thing, isn't it?" you asked flatly. "You're doing some weird sex shit in the woods or something."
That earned a snort, and a part of your waffle being promptly stolen and shoved into his mouth.
"You got me, B." he said. You knew you didn't.
"Hey! Thought you said you weren't eating sweet shit!"
"Said I was cutting back!" he grinned, wincing only slightly as you slightly-harder-than nudged his leg with your boot.
"Asshole. How long a drive you looking at?"
"'Bout a day, maybe day and a half. I try not to make unnecessary stops if I can help it." Dean mumbled, pulling out and laying down cash on the table. It was enough to cover your plate and the tip. You knew better than to try and argue about it.
But you were going to argue about the car. As the two of you stepped out, you didn't recognize it, it wasn't anything you had ever seen at his place before- an old beater of some sedan, probably from the late 90s, if you had to guess.
"You know that's not good for a poor old thing like that."
He stuffed his hands in his pockets, and you heard the plain clattering of his key. "Only drive it for these trips. It's fine, B. I promise."
You felt your time together waning quickly. Why did you want to keep stalling? Something about that car felt like a death trap, and you couldn't place why. It looked *fine.* Well maintained - the body had some flaking of paint, but that was expected with something as old as you were. Your ears kept perking up to the quiet shifting sounds it made. Was it still settling from his drive in? Probably the leaf springs... your mind was wandering.
With a sigh, you dug for your own keys to the company truck you rode in with, giving the grey haired man a firm look.
"Just take your time getting back, yeah? And make sure you get that thing checked out whenever you arrive to...wherever the fuck you're going, okay? Kinda don't want to hear you're stranded in Bumfuck, Nowhere."
"Alright, alright. I'll pop in to a mechanic on the way back, okay? Thing usually sits in one place the whole time, anyway."
God, you wanted to throttle him. "Text me when you get back. Okay?"

Tumblr media
I went for a walk. I had to put the roof back on. This was a twist of fate I didn't expect. It's a virus. It can't be cured.
Tumblr media
Walking around, I tried to find a way out of the situation. I've bumped into people in white coats a few times, probably they are scientists. What sucks is they had the Alterra logo on their badges. A science company that makes all kinds of stuff, from tea additives to high-tech equipment. And there are various rumors about them, that they supply not too high quality medicines, from which people die, or worse - put experiments on people. It's a dark organization. I wouldn't be surprised if they created the virus.
Tumblr media
There were also a few stray walkers, as the manager called them. They could be seen from a distance, walking like a broken doll. Mostly women of various ages. Everyone just passed by, not paying much attention to the stray ladies.
Tumblr media
If they're sick, shouldn't they be in a quarantine or medical ward somewhere? Or at least be watched.
Tumblr media
It's like the whole town's under quarantine. There are too many soldiers here, even with a base nearby. But we wouldn't miss the cordon at the town entrance. Is it just negligence or is it so rare that anyone comes here? One question has been bothering me. Where are all the sick men?
Tumblr media
Troy: Are you lost? Ash: Do you happen to know where this virus that people in the town are sick with came from? Troy: Of course I know! It all started about a year ago when a meteorite hit near the town. Scientists came here and built a lab in the crater. It's super-secret. I tried to break in, but the lab is guarded by the military. Then these zombies showed up in town. They shut down the lab. The military became even more numerous. I'm Troy, by the way.
Tumblr media
Troy: I'll tell you what, buddy. I think an alien ship crashed there and scientists were experimenting on aliens. But the aliens broke out and zombied the people. Ash: What about the plants around here? Troy: Once the lab closed, they started growing. If you pull it out, the next day a new one will grow. Scientists are analyzing this alien crap.

Unsolicited…
You've got a really overwhelming situation. It’s a bit ancillary to my irl job (env health and industrial hygiene), so I wanted to toss some thoughts to the void to maybe make it less heavy? (Def feel free to disregard and delete)
Since the AC is too large for the house, the house will stay too humid because the AC doesn’t have time to “dry” out the air – it’ll kick on and off too quickly instead of running for awhile. I’m guessing this is also contributing to the fire hazard (power cycling of the unit). You may be able to find a company that will trade the unit for a more appropriate one, which could help recoup some of the costs for a new system, or maybe local rebates with the power utility provider if the new unit has a heat pump, or just for being smaller and consuming less energy overall (spitballing ideas)
If you have a dehumidifier (bit spendy), you can put this in affected areas to help the problem from getting worse. For an attic, you can try placing it near a central air intake or exhaust inside of the house, like near vents or the furnace, to try and catch the airflow (if you put the central air furnace to ‘recirculate’). Changing your furnace filters monthly if you don't already should also help with air quality.
Mildew will stain, like the plywood and drywall in the attic, but if it’s dry, it shouldn’t grow. You can also spray surfaces in a diluted bleach solution to help manage it. Just a small bottle of plain bleach (none of those silly laundry kinds) and a spray bottle. An N95 respirator and long sleeve shirt/pants would be a good idea if you go into the attic, but mostly for fiberglass (if you don’t have blown insulation) and potential critter dust (mouse droppings, esp if you’re in a rural area, which I assume if you have a well)
A “hot attic” will be that (hot), but it shouldn’t be “humid”. If it is, it might be worthwhile to visually check your roof or attic and make sure the PO didn’t leave you with a crappy roof and soffit venting set-up, or that the vents weren’t block by wasps, critters, etc.
Sending the best vibes I can, from one broke Millennial to another
Gotta stick together to survive in this shitty capitalist hellscape
Bless you honestly. 🙏🥺 Thank you for this advice! I'm definitely going to use the bleach solution on the mold.. it's everywhere and all into my insulation.
Exactly everything you said is what the repair guy just told me lol that's exactly why there's mold. The previous owners installed a gigantic unit for whatever unknown reason. Unfortunately the AC unit is roughly 20 years old, so I can't trade it in for anything because all the parts and coolant supplies it uses are no longer on the market/viable. We were able to measure what kind of AC unit we'd need and the smaller unit brought the cost down from $13k to...$11.6k. So, not much, but still a little. (I've been considering asking for ko-fi donations since I'm honestly and truly desperate, but I first need to wrestle the part of my brain that doesn't allow me to ask for help first lol).
Thank you, anon, for your advice on this. It truly means a lot to me that you took the time to reach out! People like you make being a poor millennial a little bit easier. Seriously, bless you.

The Importance of Exterior Paint for Curb Appeal
Why should you care about exterior paint? Well, first impressions matter, especially when it comes to your home. A well-painted exterior can significantly increase your property's value and attract potential buyers if you're considering selling. It can also protect against weather damage and enhance durability.
Choosing the Right Color Palette
Selecting colors can be daunting. You might think about what’s trendy or what matches your roof color. But here's a little secret: stick to a palette that complements your surroundings rather than clashes with them.
Neutral tones: These are timeless and versatile. Bold accents: Use these for doors or shutters to create focal points. Earthy shades: Perfect for blending in with nature. Color Psychology: What Do Colors Say?
Colors evoke emotions. Did you know that blue symbolizes trust while green represents growth? When choosing colors for your home, consider how they resonate emotionally.
Preparing Your Home for Exterior Painting
Preparation is key! Skipping this step could lead to peeling paint down the road, which is something no homeowner wants.
Inspecting Your Exterior
Before grabbing that paintbrush, take a good look at what's going on outside:

Check for Damage: Look for cracks in walls or siding. Roof Condition: If there are issues up top, consult a roofer near me before proceeding. Existing Paint: Is it peeling or bubbling? That needs addressing first! Cleaning Your Surfaces

Introduction
When it comes to home improvement, few projects demand as much attention and investment as roofing. Whether you’re replacing an old roof or installing a new one, the process can be daunting. One of the most crucial steps in this journey is obtaining accurate roofing quotes. How do you navigate the myriad of options available? What factors should you consider when seeking estimates from roofing companies? In this comprehensive guide, “Roofing Quotes 101: How to Get Accurate Estimates,” we’ll explore everything you need to know about getting the best roofing quotes for your project.
Understanding Roofing Quotes What are Roofing Quotes?
Roofing quotes are detailed estimates provided by roofing contractors outlining the expected costs associated with your roofing project. These quotes include materials, labor, and any additional expenses that may arise during installation or repairs.
Why are Accurate Quotes Important?
Accurate quotes are essential because they help homeowners budget effectively and avoid unexpected expenses. A well-detailed quote ensures transparency between you and the contractor, fostering trust and setting realistic expectations for the project's timeline and cost.
Factors Influencing Roofing Quotes 1. Type of Roofing Material
The choice of roofing material significantly impacts your estimate. For instance:
Metal Roofing: Known for durability but can be more expensive upfront. TPO Roofing: A popular flat roofing option among commercial properties. Shingles: Available in various styles and prices; asphalt shingles are often favored for residential homes. 2. Roof Size and Complexity
A larger roof requires more materials, which increases costs. Additionally, roofs with multiple slopes, dormers, or unique architectural features may involve more complicated installations.
3. Labor Costs
Labor costs vary by region and contractor expertise. You might find that hiring a local roofing company can help roof replacement services Austin lower these costs while ensuring quality work.
4. Accessibility Issues
If your roof is hard to access or involves special equipment (like scaffolding), expect additional charges due to increased labor time and safety measures.

5 Benefits of Hiring Professional House Washing Companies
Tumblr media
Maintaining the exterior of your home is essential for preserving its value, curb appeal, and structural integrity. While many homeowners attempt to clean their houses themselves, hiring professional house washing companies can provide significant advantages. Here are five key benefits of choosing professional services for your house washing needs.
1. Superior Cleaning Results
Professional house washing companies use specialized equipment and industry-grade cleaning solutions that deliver exceptional results. These tools and techniques are far more effective than standard home cleaning supplies, ensuring that even stubborn dirt, grime, mold, and mildew are removed. Experts are trained to handle different surfaces like wood, vinyl, brick, or stucco without causing damage, leaving your home looking fresh and revitalized.
2. Protects Your Home’s Exterior
Accumulated dirt, algae, and mold can damage your home’s exterior over time. For instance, mold can degrade paint, while algae may lead to discoloration and weakening of surfaces. Professional cleaning not only removes these harmful elements but also applies preventative treatments to protect your home in the future. By investing in regular professional house washing, you can extend the lifespan of your siding, roofing, and other exterior materials.
3. Saves Time and Energy
House washing can be a time-consuming and physically demanding task, especially for multi-story homes or homes with hard-to-reach areas. Professionals handle the job efficiently, using their expertise to complete the task in a fraction of the time it might take a homeowner. This saves you hours of hard labor and ensures the job is done right the first time.
4. Enhances Curb Appeal and Property Value
A clean and well-maintained home exterior significantly boosts curb appeal. Whether you’re preparing to host guests, planning to sell your home, or simply want to enjoy a beautiful property, professional house washing can make a dramatic difference. A spotless exterior creates a positive impression on visitors and potential buyers, potentially increasing your home’s market value.
5. Ensures Safety and Eco-Friendly Practices
Attempting to clean your home’s exterior on your own can be risky, especially if it involves climbing ladders or using harsh chemicals. Professionals are trained to operate safely, minimizing the risk of accidents. Additionally, many companies use eco-friendly cleaning solutions that are safe for your family, pets, and the environment. These solutions effectively clean your home while reducing harmful runoff into your landscaping or local waterways.
Conclusion Hiring professional house washing companies offers superior cleaning results, protecting your home’s exterior from damage caused by dirt, mold, and algae. These experts save you time and energy while enhancing your home’s curb appeal and value. Their eco-friendly practices ensure safety for your family and the environment, and their preventive treatments extend the lifespan of surfaces.
